Pest control cost in Metro Manila: termites, ipis and rats

October 7, 2026 · 5 min read

What does pest control cost in Metro Manila? It depends on the pest and on how the job is priced. Termite barrier work is often quoted per linear metre of the building's perimeter. One construction firm's price list puts post-construction barrier treatment at about ₱650 per linear metre, and it cites published Philippine pricing for soil poisoning at ₱100 to ₱300 per square metre. Rat and cockroach jobs usually start with an inspection, so the price comes after the visit.

Magkano pest control? That question depends on the size of the house, the species and how far the infestation has spread. Ipis is the Tagalog word for cockroaches and daga is the word for rats, which are the usual reasons people call. Anay, the Tagalog word for termites, is priced differently from both, so ask which method each quote uses.

Termite barrier and baiting rates

AEDO Construction, an engineering firm, publishes these figures on its termite page, which is dated 13 September 2026. Post-construction soil or chemical barrier treatment is about ₱650 per linear metre of the building perimeter. Before a slab is poured, the rate for bare ground is about ₱180 per square metre. A baiting system is about ₱900 per linear metre of perimeter.

A rough worked example helps. A house with 40 linear metres of perimeter at the ₱650 barrier rate comes to about ₱26,000 before any extra work. Treat that as an estimate only. AEDO describes its figures as starting rates, not a ceiling, and its upper-end calculator figures are an allowance for a worse infestation, not a published price.

The two main methods are priced differently, which is why the units differ. A soil or chemical barrier is applied around the building, so the price follows the perimeter. A baiting system uses monitored stations placed in the soil and checked on a schedule, so ask how many visits the price includes and what happens if the stations show activity.

Note that AEDO is a contractor's marketing page. It cites other operators' published pricing, but it does not give the documents themselves, so use these figures to frame your questions, not as a quote.

What a company's list shows

Termaxpro, a pest control company based in Quezon City, does not publish a price list on its website. Its homepage offers a request-quotation form and a free, no-obligation inspection and estimate for rat control. That is common for pest work, because the price depends on the building, the species and how easily the crew can reach the problem.

Some companies do publish prices, so check before you assume. Ask every company for its price basis: per linear metre, per square metre, per visit or per year. Then ask what is included, such as retreatment, the warranty and any follow-up inspections.

Rat and cockroach control

Rat control is where a free inspection matters most. The cost depends on how many entry points there are, how many rats are active and what they have damaged. A basic visit may include bait stations and sealing, but the scope should be written into the quote so you can compare it with others.

Cockroach control follows a similar pattern. The operator inspects the kitchen, drains and cupboards, then recommends gel, bait or a spray programme. Ask whether follow-up visits are included, because cockroach control may take more than one visit to work.

Sanitation is part of the job for both pests. Ask what the operator expects from you, such as sealing food, clearing clutter and fixing the drain points. Treatments tend to work better when the food and shelter that attracted the pest are removed at the same time.

Ask which products will be used and where any bait stations will go. If there are children or pets at home, ask whether the products are safe around them and what to keep away from the treated areas. Keep a note of the product names with the quote for your records.

Where the costs add up

Extra costs come from access, preparation and damage repair. Operators may charge for moving furniture, opening walls, or repairing wood that termites have already weakened. Repairs are a separate job from treatment, so ask for them to be quoted separately rather than folded into one line.

Condo buildings add their own steps. Pest work may need the admin office's approval and a gate pass for the crew. Some buildings restrict solvents and other materials inside units, so ask the operator to list the products they plan to use and check that list with the admin office early.

Plan for repeat visits. Some pests need a follow-up to confirm the treatment has worked, and a warranty may cover retreatment only within a set period. Ask how long the warranty runs, what triggers a free return visit, and whether a second visit is billed separately.

How to compare quotes

Get at least two or three written quotes. Each one should state the pest, the method, the area covered, the chemicals or bait used, the number of visits, the warranty period and the cost of any follow-up. A quote that only says pest control for a single price is not comparable with one that lists these items.

Ask whether the price includes VAT. Ask the company for its business registration and the technicians' training credentials. An operator who will not put the scope in writing is a warning sign, even if the price looks low.

For a termite job, ask for the inspection report and the treatment map in writing, plus the date of the next check. A quote that comes with those documents is much easier to hold the operator to than a single price line.

Frequently asked questions

What is the cheapest way to get rid of termites? The cheapest quote is not always the lowest total cost. Ask what the warranty covers and whether retreatment is included before you compare numbers.

Is ₱650 per linear metre the price I will pay? No. It is one contractor's starting rate, dated September 2026. Your building, access and the extent of the infestation can change the price, so use the figure to ask better questions.

Do I need a free inspection before a quote? For rats, cockroaches and termites, an inspection is the normal first step, because the scope depends on what the operator finds on the day.

Can I ask for a rate per visit instead of per metre? Yes, and some operators offer a yearly plan with scheduled visits. Compare the total over twelve months, including any follow-up visits and any repairs that are not covered.
