Deep cleaning vs general cleaning: rates in Metro Manila

October 4, 2026 · 5 min read

A regular house cleaning in Metro Manila typically costs ₱750 to ₱1,500 for a studio, and a deep clean of the same studio typically costs ₱1,500 to ₱3,000. For a one-bedroom condo, a regular clean usually runs ₱1,000 to ₱2,000 and a deep clean ₱2,200 to ₱5,400. These are working ranges built from published hourly and per-square-metre rates, so treat them as a planning guide rather than a quote.

People often ask about general cleaning rates in the Philippines and about deep cleaning prices in the same breath. The two services are different jobs with different time and labour, and comparing them directly without knowing the scope leads to bad decisions in both directions. This guide explains what each covers and why the rate moves.

Regular cleaning: what the rate covers

A regular clean keeps a home in shape. It covers dusting and wiping furniture, shelves and fans, sweeping, mopping and vacuuming the floors, wiping kitchen counters and cabinet fronts, cleaning the toilets, sinks and tubs, and taking out the trash. It is built for a home that is cleaned on a set schedule, so the time per visit stays predictable.

Century Properties lists condo packages at ₱350 per hour for a one-bedroom, and its regular package is ₱500 for 1.5 hours plus ₱100 for each extra 30 minutes. That gives about ₱1,000 for four hours. A studio at about three hours comes to roughly ₱750 to ₱1,050 at the same hourly rates. The Goodwork cleaning page starts its rates at ₱349, which sets a floor for short visits. These pages are undated, so they show the structure of the price more than the current figure.

Deep cleaning: what extra work costs

A deep clean covers the work a regular visit skips. That includes the tops of cabinets, behind the fridge, grout lines, the inside of the oven, window tracks and heavier grease or mold. It takes longer and often needs more than one cleaner. Happy Helpers prices its deep clean at ₱2,970 for two helpers working five hours, with floor-area tiers on top of that.

CMD Cleaning lists condo deep cleaning at ₱90 to ₱120 per square metre. At about 45 square metres for a one-bedroom, that is ₱4,050 to ₱5,400, and the Happy Helpers figure sets the low end. The CMD page does not say which area its rates apply to, so use the per-square-metre figure as a check on your own quote, not a fixed price.

For a studio, a deep clean in the ₱1,500 to ₱3,000 range is our estimate. Handledph's Davao price list shows a condo studio deep clean at ₱1,500 to ₱2,500, but that is not a Metro Manila figure. Heavy grease, mold or pet hair adds time, and the price rises with it.

Move-in and move-out cleans

A move-in or move-out clean is closer to a deep clean with more floor area and more urgency. For a two-bedroom, our working range is ₱3,500 to ₱5,500, usually with two cleaners working most of a day. Handledph's Davao list shows ₱2,000 to ₱5,500 for a similar job, which supports the top of the range but is not a Metro Manila rate.

Book the clean only once the previous occupant has left. A cleaner who arrives while furniture is still in the unit cannot reach the corners that matter, and the time runs longer than planned.

Hourly rates vs packages

Hourly rates suit one-off visits and small jobs. Packages suit recurring visits, and they usually cost less per hour once you commit to a schedule. Century's condo packages show the difference: an hourly rate of ₱350 for a one-bedroom compares with a package that starts with 1.5 hours for ₱500.

Ask what happens if the job runs over. A package may cap the visit at a set number of hours, while an hourly rate keeps adding time. Agree on the cap before the first visit, and write down what is included.

What changes the price in Metro Manila

Size, condition and access are the three main drivers. A unit that has not been cleaned for months takes longer than a unit cleaned monthly. A high floor with no lift, or a building that requires an admin office visit before the cleaner can enter, adds time. Pets, mold and heavy grease add time too.

Location matters, and so does the cleaner's own base. Cleaning companies often price per hour or per visit with a travel element built in, so a provider based across the city may quote higher for a short job. Ask whether the quote includes travel and cleaning supplies.

Aircon work is often booked alongside a clean. A filter cleaning for one indoor unit is listed at ₱500 to ₱800 on aircon.ph, and a full clean costs more. Keep these as separate line items so you can see what each one costs.

How to compare quotes

Compare quotes by the hours, the number of cleaners, the scope and the supplies. A quote for a deep clean that does not say whether the oven and fridge are included is not comparable with one that does. Ask for the scope in writing, including the rooms and the add-ons.

On Taskly, you can compare verified taskers' rates before you book, and payment is held until the job is done. Read each tasker's listed scope before you compare prices, so you are comparing the same job.

Frequently asked questions

What is a normal rate for a cleaner in Metro Manila? There is no single published rate. Working ranges are roughly ₱350 per hour for a condo cleaner on Century's list, and a studio regular clean of about ₱750 to ₱1,500 per visit. Check that the quote includes supplies and travel.

Is a deep clean worth it before I move in? Often yes, if the unit has been empty or rented out for a while. A deep clean covers the places a regular visit skips, so it is a sensible first step before the furniture arrives.

How often should I book a deep clean? Many households do a deep clean every few months and keep a regular clean in between. Pets, cooking and humidity push the schedule shorter.

Can I get a discount for a regular schedule? Packages often cost less per hour than one-off visits, so a recurring schedule is usually cheaper. Ask for the package terms in writing before you commit.
